Borough of Poole: Pure Town Planning are delighted to announce that we have recently secured full planning permission for the demolition of an existing dwelling and the erection of a block of 8 luxury apartments in Broadstone, Poole.
Prior to the favourable decision, the site was the subject of a refusal for a similar scheme comprising of 8 units in November 2016. The previous application was refused by the Borough of Poole who had concerns about overdevelopment and neighbouring amenity. However, in determining the previous application, the Council made clear that the principle of flatted development at the was acceptable and the applicant was encouraged to submit a revised scheme.
With the above in mind, we worked collaboratively with Design and Development Associates to prepare a revised application for our clients that sought to overcome the Council’s concerns. As part of the application we prepared a thorough supporting design, access, and planning statement which set out the merits of the proposal in a clear and concise manner, whilst making it clear that the proposals no longer harmed neighbouring amenity or represented overdevelopment and was therefore in accordance with adopted planning policies that support sustainable residential development.
Upon initial consideration, the Council sought a reduction to the amount of development proposed to 6 units. Such a reduction would have made the development unviable, therefore we negotiated extensively with the Planning Officer to achievable a mutually agreeable solution, which resulted in a minor reduction to the overall scale of the building, but importantly not the number of units. After 6 months of negotiation the application was recommended for approval and the Council’s Planning Committee moved to grant planning permission for the development. The client was understandably thrilled with the decision and is now preparing for the development of the site.
