Purbeck District Council: The Inspector’s report on the Examination of the Purbeck District Council Community Infrastructure Levy Charging Schedule has been published. The proposed Charging Schedule has been found sound excepting one reduction required to the residential rate for Upton. This will fall to just £10 per sqm probably the lowest residential rate around and certainly making development opportunities in Upton look very attractive indeed!

The amended Charging Schedule will now be considered at the Full Council on 11 March 2014. It is likely that it will be adopted with an implementation date of 05 June 2014 – that is it will be applied to anything approved on or after that date. The charges set to come in on that date are (see map below for areas):

A1 (retail) – £75 per sqm district wide

A2, A3, A4 and A5 (financial and professional services in town centre; restaurants/cafes; drinking establishments; and hot food takeaways) – £20 per sqm district wide

C2 (care homes) and C3 (sheltered and retirement housing) – £100 per sqm in Swanage/The Coast; £30 per sqm in Wareham/Purbeck Rural Fringe; and nil rate in Upton/Purbeck Rural Central

C3/C4 (other residential dwellings) – £180 per sqm in Swanage/The Coast; £100 per sqm in Wareham/Purbeck Rural Fringe; £30 per sqm in Purbeck Rural Central and £10 per sqm in Upton

Everything else – nil

Elsewhere in Dorset we have the news that the Joint Local Plan for West Dorset, Weymouth & Portland is likely to be delayed as the Inspector recommended a six month suspension of the Examination whilst the Council’s work to address his initial concerns. Their Community Infrastructure Levy Charging Schedule which was to be considered at the same time looks also like being delayed now.
