Christchurch Borough Council: Pure Town Planning are pleased to announce that we have recently secured planning permission for the erection of two office units with associated access and parking in Christchurch with the plans supplied by The PLAN Partnership.

The application site comprises of derelict brownfield land to the rear of 118 Stour Road which lies within a future flood zone, as such no residential development was permitted on the site. Therefore, to maximise the potential of the site we advised the client that a commercial development would be appropriate as non-residential developments are classed as “less vulnerable” than residential in terms of flood risk. As part of the application a Flood Risk Assessment was submitted justifying that the erection of non-residential development on the site would not pose a flood risk to future users.

A comprehensive supporting Design, Access and Planning statement was also submitted which set out the merits of the proposal, demonstrating the proposal’s compliance with local and national policy and justifying the design of the proposal. Specifically, the statement outlined how the scheme would not cause material harm to neighbouring amenity in terms of disturbance and privacy.
