Bournemouth Borough Council: Pure Town Planning are pleased to announce that we have secured planning permission for the erection of a replacement dwelling with associated access and parking (revised scheme) on Hengist Road in the setting of the Knole Road Conservation Area in Bournemouth.

The scheme, designed by Anders Roberts Cheer Architects, sought to demolish the existing garage with accommodation above and erect a replacement dwelling. A planning application was approved in 2013 for a replacement dwelling and was partially implemented by means of demolishing the existing structure and clearing the site. However it was brought to the applicant’s attention that the approved plans showed an incorrect red line in which the built form encroached onto part of the rear curtilage of an adjacent property. Hence this revised application was submitted to rectify this issue.

The Case Officer agreed with our statement that the revised application had overcome the previous red line discrepancy, however did request additional drainage and SUDs information before recommending the application for approval under delegated powers.
