Our client came to us a year ago with this site, which had an extensive site history for a number of refusals including two previous refusals by the Local Planning Authority and a subsequent dismissal at appeal for a pair of semi-detached dwellings.

Here at Pure Town Planning, we are firm believers of the “slowly, slowly, catchy monkey” strategy approach which is when incremental stages can be an effective method of achieving the client’s end goal. With this in mind, we first submitted to Bournemouth Borough Council an application to sever the plot and erect a detached dwelling house, which after 5 months of intense negotiations with the council was subsequently approved.

With the detached dwelling approved and in the bag, we worked closely with Union Architecture towards the next stage, which was for a pair of semi-detached dwellings. We considered that by a modest increase on both flank elevations of one meter that we had found a suitable compromise on this site to overcome the previous reasons for refusal and finally secure the all-important consent on this site for a pair of semi-detached dwellings. With the application submitted, the Case Officer only required a few minor changes and after 10 weeks, the application was approved.
