The approved design, prepared by Footprint Architects, maximises the floorspace to both units, ensuring a spacious internal layout of open plan living areas and generous bedroom provision. Given the secluded nature of the application site, boundary planting and setback from the road, the development would be largely obscured from surrounding public vantage points off Cynthia Road. The Borough of Poole planning officers were satisfied that the new dwellings would not detract from the emerging pattern of development in this specific locality and safeguards the residential amenity of neighbouring properties, thereby granting planning permission.
