Wiltshire Council: Pure Town Planning are pleased to have secured planning permission for a new holiday let property on a tiny site on the edge of the village of Barford St Martin near Salisbury in Wiltshire.

Our client originally approached us with a small paddock having noticed that a small overgrown corner of the land was included within the designated development boundary of the village. We agreed but given the size of  the area, it being immediately adjacent to a listed building and within a conservation area we could see that it was going to be difficult. However by engaging in a good pre-application dialogue with Wiltshire Council continued through the application we were able to resolve all issues and eventually get planning consent for an unusual two storey cottage.

The approved unit has a footprint measuring just 5.5 x 7 metres. To avoid the conservation officer’s concerns about building height, the ground floor has been lowered into the ground to allow a mezzanine level with bedroom and bathroom. With severe constraints on placing windows on three sides, the remaining gable end is fully glazed within a rustic oak frame.
