Approved Replacement dwelling in Branksome Park conservation area planning consultant DorsetBorough of Poole: Pure Town Planning are delighted to announce that we have recently secured planning permission for a luxury replacement dwelling in the prestigious Branksome Park Conservation Area with plans supplied by Elcock Associates.

You might remember that this application ties into a 2013 application that we secured on this site for the partial demolition of the property with extensive remodelling and extensions. One of the main reasons for the reapplication for a full demolition and replacement was quite interesting – if you knock down the entire structure and rebuild you are able claim back the VAT but when you simply alter and extend an existing structure you cannot claim VAT back.

The Borough of Poole Planning Officer initially had concerns with the size of the replacement dwelling. However following negotiations and minor alteration (we’re talking 300mm!) to the plans, Pure Town Planning were able to convince her with the weight of the extant permission that this application should be recommend for approval.

This unique and bespoke property boasts an impressive double garage, large kitchen with garden room, two lounges, dining room and an office on the ground floor alone! The upstairs contains five double bedrooms, four of which contain en-suites and three contain walk in wardrobes! This house has given our client the floorspace and modern style living they wanted while ensuring that they can continue to live in the Branksome Park Area.
