Canford CliffsBorough of Poole: Pure Town Planning have recently secured planning permission for a large replacement dwelling in the prestigious Branksome Park area in Poole.

The approved two storey dwelling replaces a somewhat bland 1960’s chalet bungalow with an impressive, modern mansion. The property boasts two living rooms, a large office, a dining room, a snug, a kitchen and breakfast room with separate utility room, boot room, sauna and integral double garage – and that’s only the ground floor! Upstairs there are four large bedrooms all with en-suites and two of the rooms have walk in wardrobes and terrace/balcony areas attached. This bespoke property was designed by local architect Tony Holt Design. The design successfully balanced the owner’s requirements for additional floorspace against the restrictions in place by virtue of the site falling within a conservation area.

The site fell within the Branksome Park Conservation area and so consideration had to be given to the development criteria set out in the adopted Character Appraisal and Management Plan for the area. Considerations included ” New development must reflect the rhythm and spacing of existing dwellings”,  “New development must not adversely affect the character of the street scene, as a result of being sited too close to the road, of inappropriate massing and form, of excessive height” and “Trees and landscaping should remain dominant to the built form”.

The conservation officer initially had concerns with the size of the replacement dwelling. However following negotiations and minor alteration to the plans, Pure Town Planning were able to convince the Borough of Poole  that the proposal would ‘reinforce local distinctiveness’. Planning Permission was granted first time within the Council’s 8 week deadline.
