Borough of Poole: Pure Town Planning are pleased to have recently secured planning permission for a new barn complex including stables, tack room, w.c and garage/store in conjunction with a substantial former farmhouse within the green belt in the Stour River Valley.

The existing farm building range at the immediate rear of the farmhouse includes a
listed granary building and an existing stable block, complete with fitted box stalls. However our client approached Pure Town Planning as the existing stables were not fit for purpose – the heights of the existing stable doors were below standard. It was likely that the stable block was previously used for ponies drawing carriages and not horses. Also the existing stables were not conveniently located for the menage on site.

During the planning process, Matt met the Borough of Poole planning officer on site and together with our supporting planning statement was able to demonstrate that the proposed stable would not be inappropriate development in the green belt. The proposed structure would be constructed of weatherboarded elevations with oak timber framing and a slate roof. It adds a neutral element to the setting of the listed building which will not harm it as it will have the character of a farm building and be constructed of similar materials which will weather in time. Its use is proposed to house the applicants horses and ancillary equipment.

The planning officer concluded: “The construction of a new stable block would not harm the green belt in this location as it is not considered inappropriate and meets the criteria for the exceptional category of new building as a facility for outdoor sport. It also replaces a facility that is in the same use as the existing stable (NPPF 145 b and d)”.

Planning was approved earlier this week. So whilst we are called Pure ‘Town’ Planning, it’s clear to see that our expertise in planning extends to ‘town’ and ‘countryside’ alike!
