Borough of Poole: Pure Town Planning are pleased to announce that we have just secured planning permission to split two existing properties to form a new plot on Blake Hill Crescent, Poole. The approved house is a spacious, detached four bedroom dwelling over three storeys with off-street parking and integral garage.
The applicant approached Pure Town Planning for advice following the receipt of two refusals of permission from the Borough of Poole in 2013 and 2014, respectively. After visiting it became clear that a fresh approach was required to achieve the client’s objective of developing the land. Given the complex site history and in line with good practice, we firstly submitted a pre-application enquiry to the Local Planning Authority (LPA) and through regular negotiation Matt convinced the case officer that the site was suitable for new residential development. A positive pre-application response shortly followed and Chris proceeded to submit a full application to LPA, which included the submission of a comprehensive supporting design, access and planning statement. The statement set out the merits of the scheme in a clear and concise manner and demonstrated that the scheme complied with the national and local planning policy.
Throughout the application process Chris kept in regular contact with the case officer to ensure that any issues which arose could be swiftly overcome in a mutually agreeable manner. In this instance, Chris ended up submitting three sets of amended plans to the Council to ensure the scheme complied with the consultation comments from the Council’s respective tree and highway officers. Once all parties were happy with the scheme, the case officer duly recommended approval and planning permission was granted by the Borough of Poole.
The client was delighted with the decision and is currently preparing for the construction of the scheme.
