West Dorset District Council: Pure Town Planning have recently secured planning permission for the change of use from a warehouse into a car sales showroom and MOT workshop along with various building works to facilitate the development. Running concurrently with this application was an advertisement application for the installation of 3no internally illuminated fascia signs.

The site is a vacant warehouse building located in Poundbury Industrial Estate on the northern edge of Dorchester. There was a previous consent on site for a car showroom but the applicant wanted to establish an MOT workshop to diversify the economic potential of the site.

To support this application, we put together a strong argument showing that the proposed car showroom and MOT workshop would have no greater vehicle movements than the extant permission for the site which utilised the building’s entire footprint as a car showroom. We also set out how care would be given to ensure that there would be no risk of contamination from the MOT workshop. With the advertisement application, examples of similar illumination within the Industrial Estate were provided to show that there would be no harmful impact upon the character and appearance of the area.

Due to the strong planning case that was submitted to support the application, the Case Officer recommend the application for approval as the plans were submitted, meaning that no changes were required to the plans and the application was approved nearly two weeks early much to the delight of the client!
