Adastral Square approval planning consultant DorsetBorough of Poole: Pure Town Planning have recently secured consent to demolish one existing garage and erect a 3 storey block of 5 garages and 6 flats in the Canford Heath area of Poole.

Pure Town Planning had secured consent back in December last year for 4 flats on the site, however once the client had accurately calculated the build costs and assessed the sales values, it was clear that the previous scheme was not financially viable. The architect, Colin Janes, who runs the The Plan Partnership was able to re-work the scheme, with only marginal increases in scale, bulk and mass from that of the approved scheme. Again the general principles of the appearance, layout and access to the building were accepted by the planning officer and the application was granted within the 8 week time frame.

Another bonus for our client was the timing of the recent relaxation of the affordable housing threshold which meant no affordable contribution was due on this scheme. As we reported a couple of weeks back, following their success in the Court of Appeal the Government has returned the national 10-unit affordable housing threshold to its Planning Practice Guidance making it clear to Council’s that this is once again adopted Government policy which they must take into account in making planning decisions.
