Borough of Poole:  Pure Town Planning are pleased to secure planning permission for a Section 73 “minor material amendment” application to demolish an existing house in Brudenell Avenue, Poole and erect 2 houses with a revised vehicular accesses, form new gated entrance and boundary wall. The scheme was designed by local architects Scott Worsfold Associates. The matters to be overcome were impact upon the character and appearance of the area, and highway safety that might arise due to the new split access arrangement proposed.  The Section 73 application was determined by the Borough of Poole under delegated powers and within the original target date.

A Section 73 application is an application to develop without complying with a planning condition imposed on an existing planning consent. It can involve the effective removal of the condition in question or more commonly the replacement of the original condition with a revised condition. A minor material amendment application simply seeks to replace a condition on the existing consent listing the approved plans with a new condition listing a revised set of plans. It is a simpler and cheaper method of making relatively modest amendments to a planning consent already granted than a full new planning application.
