We have recently secured consent to demolish one existing garage and erect a 3 storey block of 6 garages and 4 flats in the Canford Heath area of Poole.

The principal issues for consideration in this case related to the planning history, highway safety and residential amenity. The site was at the rear of two terraces of shops and flats, it covered the access, manoeuvring, parking and service areas. The site comprised part of the service yard, at the end of a terrace of garages. Previously a residential development on part of the site was deemed appropriate for introducing positive activity in an area known to suffer from anti-social behaviour, creating passive surveillance of some poorly overlooked spaces. The general principles of the appearance and size of the building would be repeated from that of a previous smaller consent on the site. This scheme provided secure garages at ground floor, all of the living accommodation was raised above the movements of vehicles using the service yard. The flats all have dual aspect over the service yard and a play area to the rear with balconies providing adequate private amenity space for the respective occupiers. The supporting plans were prepared by The Plan Partnership. The scheme would introduce development, activity and surveillance in an area that currently suffers from anti social behaviour and fly tipping. The Borough of Poole planning officer concluded that the “design of the building would provide adequate amenity for the residents and would not compromise the amenities of any nearby neighbours”.
